Yetter Coleman expands footprint with move to JPMorgan Chase Tower

Yetter Coleman, a Houston-based trial law firm, has signed a sublease for 44,000 square feet spanning the 53rd and 54th floors of the JPMorgan Chase Tower at 600 Travis Street. This move nearly doubles its previous office space from 25,000 square feet at its current location on 811 Main Street.

The firm’s decision to relocate comes after it was unable to find contiguous space at 811 Main to support its growing staff. CBRE stated in a release that large blocks of move-in-ready, Class A office space are becoming increasingly limited in downtown Houston.

Jon Lee and Claire Douthit from CBRE represented Yetter Coleman in the transaction. The new offices were already configured for a law firm, which allowed Yetter Coleman to avoid costs typically associated with building out new space. In addition to securing the sublease, CBRE also negotiated a direct lease extension with the landlord to provide flexibility for future growth. Brad Beasley and Diana Bridger of Partners Real Estate represented the ownership of JPMorgan Chase Tower.

JPMorgan Chase Tower is Texas’ tallest completed building at 75 stories and approximately 1.7 million square feet. Hines reacquired the property in partnership with Cerberus Capital Management in 2019 and has since invested $25 million into renovations that updated lobby areas, improved tunnel access, created new conference facilities for up to 150 people, converted the former Sky Lobby into a tenants-only Sky Lounge, and introduced expanded outdoor seating as well as restaurant tenants.

According to Hines, JPMorgan Chase Tower stands at 1,049 feet tall. It remains taller than Austin’s Waterline development by Kairoi Residential and Lincoln Property Company, which will reach 1,025 feet upon completion later this year.

Recent trends indicate no new office construction is expected soon in downtown Houston as available top-tier inventory has stabilized following years of market changes.
