University Park mansion sells for $30.5M after short stint as Texas’ priciest listing

A mansion in University Park’s Volk Estates has sold for $30.5 million, making it one of the highest-priced residential transactions in Dallas this year. The 13,000-square-foot property at 6601 Hunters Glen Road was listed by Alex Perry of Allie Beth Allman & Associates and spent less than two months on the market before being sold to a local family. The home had originally been listed at $35 million, about 13 percent higher than its final sale price.

The property briefly held the title of Texas’ most expensive publicly marketed home when it was first listed on October 31. At a price of approximately $2,346 per square foot, the sale ranks among Dallas’ most costly homes by square footage.

Built in 1927 and set on nearly two acres, the mansion features five bedrooms, six full bathrooms and three half-bathrooms. Recent renovations led by Sebastian Construction Group modernized the interiors while maintaining much of its historic architecture.

Amenities include layered gardens and courtyards, a resurfaced pool, tennis court, putting green and several patios with a two-story cabana. A private gym was also renovated as part of efforts to meet luxury market standards.

The seller was a trust managed by Joshua Pack, co-CEO of Fortress Investment Group, who died in September at age 51. The identity of the buyer remains undisclosed.

“Volk Estates properties rarely trade, and when they do, they tend to set benchmarks for the region’s luxury market,” said Perry.

Dallas Central Appraisal District records indicate annual property taxes for the estate exceed $252,000.
