Tri Pointe Homes has acquired land for two single-family housing developments in Leander, a suburb located north of Austin. The company plans to begin construction on 150 home lots next summer as it responds to the rapid population growth in the region.
Bryan Havel, president of Tri Pointe Homes’ Austin division, commented on the local market: “Leander is definitely one of the stronger submarkets.” He noted that while Leander cannot be directly compared to Austin, it tends to be more insulated than other nearby cities.
Recent data from CoStar and the U.S. Census Bureau shows that Leander experienced significant growth between 2023 and 2024. The suburb added 7,000 new residents—a 9 percent increase—making it the fastest-growing area in the Austin metro and surpassing Georgetown by 2,400 people. During the same period, Austin’s population increased by about 4,000 people, or just 0.4 percent.
The southwestern town of Dripping Springs saw its population rise by 1,500 people—a jump of 17 percent—making it the fastest-growing city relative to its size in the Austin area.
According to some real estate agents, certain segments of Austin’s market—including condos and luxury homes—are currently considered a buyer’s market. However, selling homes appears to be easier in suburban areas.
“The whole market is going through a kind of right-sizing, if you will,” Havel said.
Tri Pointe’s upcoming projects are named Ridgeview Reserve and Noven. Both will feature one- and two-story homes ranging from 3,500 to 4,400 square feet on lots measuring 70 feet wide. Ridgeview Reserve will consist of 42 homes situated near Rouse High School at Raider Way and Woodview Drive—locations recently upgraded with new crosswalks and bike lanes by city officials. Noven is planned for County Road 177 and will have space for up to 108 homes; it is located less than three miles from Ridgeview Reserve.
Developers continue to focus on suburbs like Leander as growth slows within Austin itself but remains strong in surrounding communities.
