Trammell Crow begins construction on Knox Street office building, as it scores a major tenant

Trammell Crow Company announced on Mar. 26 that it has started construction on a new 12-story office building in Dallas, with the project already securing a major tenant before vertical work begins.

The development, called Knox & McKinney, will be located at 4544 McKinney Avenue and is expected to be completed in 2028. The building will feature 280,000 square feet of office space and include an additional 20,000 square feet dedicated to ground-floor retail and restaurant areas.

Jones Day, a global law firm, will anchor the new building by leasing approximately one third of its space—76,000 square feet. The firm had previously committed to another location but decided to move its lease to the Knox Street project.

The site for the new development was formerly home to Chuy’s Tex-Mex restaurant for more than thirty years. The restaurant relocated in 2025 to Greenville Avenue. This change is part of an ongoing transformation of Knox Street from a traditional retail area into what developers describe as a luxury office and lifestyle district.

Knox & McKinney is being developed through a joint venture involving Trammell Crow Company; BDT & MSD Partners from Chicago and New York; The Retail Connection; and Gillon Property Group. Gillon Property Group is led by Ray Washburne. BDT & MSD Partners manages capital associated with Michael Dell. This partnership recently completed another multi-tower project nearby as part of broader efforts to reshape the district.

Amenities planned for the new office include features such as a high-end fitness center, tenant lounge with private bar, indoor-outdoor terraces, and conference spaces designed for modern business needs.
