Third Coast Infrastructure invests $2.8M in new headquarters buildout at Houston tower

Third Coast Infrastructure is moving forward with a significant investment in its new headquarters at the Norton Rose Fulbright Tower in downtown Houston. According to a filing with the Texas Department of Licensing and Regulation, the energy infrastructure firm will spend at least $2.8 million on building out its office space.

The company plans to occupy 20,800 square feet on the 15th floor of the 28-story tower located at 1550 Lamar Street. The filing indicates that about 16,249 square feet will be renovated, with work expected to finish by year’s end. Tramonte Design Studio, based in Houston, has been named as the project designer, though no general contractor has been selected.

Third Coast’s move was first revealed in October when Skanska USA Commercial Development announced it as the building’s fourth tenant. Skanska USA is the American arm of Sweden-based Skanska and owns and developed the tower. Third Coast will relocate from Hess Tower at 1501 McKinney Street, upgrading to what is considered a trophy property in an otherwise mixed downtown office market.

Skanska characterized the lease as an indication of Third Coast’s growth and ongoing commitment to Houston. At that time, Matt Rowland, president and CEO of Third Coast, said: “We were attracted by the building’s technology infrastructure, meeting spaces and amenities—a modern, world-class environment for our employees and clients.”

Third Coast operates offshore projects throughout the Gulf Coast region. Its business includes natural gas and liquids pipelines, processing plants, and a deepwater floating production system. This profile continues to drive demand for quality office space despite many energy companies reducing their real estate footprint.

The Norton Rose Fulbright Tower has seen other leasing activity recently. Its anchor tenant—the international law firm Norton Rose Fulbright—expanded its occupancy to eight full floors totaling about 139,000 square feet after signing a long-term lease before construction began in 2021. Other tenants include Boston Consulting Group and litigation boutique Hicks Johnson. Skanska reports that these leases bring occupancy up to around 70 percent for the tower.

Additionally, ground-floor retail options have opened at the site—including Zaranda restaurant operated by Hugo Ortega and Tenfold Coffee—serving both tenants and visitors.

In total, Norton Rose Fulbright Tower offers approximately 375,000 square feet of office space alongside 7,000 square feet dedicated to retail.
