The Texas Real Estate Commission (TREC) is preparing to launch the new Real Estate and Appraiser License Management Portal, called the REALM Portal. This updated system is designed to simplify how education providers post course credit, manage approvals, and interact with TREC.

TREC’s current online licensing services and the Posting System will be unavailable from December 2, 2025, at 5 p.m. CT until December 14, 2025. The REALM Portal is scheduled to go live on December 15, 2025. The launch date was moved from December 10 to allow more time for final adjustments.

With the new portal, existing course approval numbers will be replaced by a format that includes five digits plus an alpha code. Providers will receive a list of their courses with the new numbers. Provider approval numbers will not change but will now include an alpha code as well.

Specific codes have been assigned for different types of providers and courses:

– QE Provider: QP
– Exempt QE Provider: XQP
– CE Provider: CEP
– Real Estate QE Course: REQC
– Inspector QE Course: INSQ
– ERW QE Course: ERWQ
– College Accredited QE Course: ACC
– Real Estate CE Course: RECE
– Real Estate Non-Elective Course: RENE
– Inspector CE Course: INSC
– Inspector Non-Elective Course: INE
– ERW CE Course: ERWC

Sales agent, broker, inspector, and appraiser license numbers will remain unchanged but will receive an alpha code indicating license type. Both the license number and its corresponding alpha code must be used when posting course credit.

The REALM Portal also introduces updated terminology for course delivery methods to better match industry standards. Delivery options are divided into synchronous (live) and asynchronous (self-paced) formats:

Synchronous methods include:
– Synchronous Live In-Person (instructor and students in the same location)
– Synchronous Live Virtual (interaction via video conferencing)

Asynchronous methods include:
– Asynchronous Online (students use a learning management system at their own pace)
– Asynchronous Correspondence (materials sent by mail, email, or online portal)

Blended delivery options are also available. At least half of a blended course must use one of the synchronous methods; the rest can be asynchronous. Examples are combinations such as Blended Live In-Person/Online or Blended Live Virtual/Correspondence.

Applications for Legal Update I and II courses for 2026–2027 that have already been submitted are under review. Approval letters will begin being issued in mid-December through the REALM Portal on a first-received basis.

TREC states that updates about these changes will continue to be sent directly to operations managers at approved education providers. Information about ongoing developments related to the REALM Portal can also be found on the TREC website.
