The Texas Real Estate Commission announced on Apr. 13 that brokers and sales agents must pin their license record to their REALM Portal account before managing sponsorships or handling renewals. The commission said this step is necessary for those experiencing issues with renewals, sponsorships, or missing license numbers in the portal.

This update is important because it helps ensure that brokers and agents have proper access to manage their licenses, sponsorships, and other administrative tasks through the REALM Portal.

To confirm proper access, users are instructed to log in to the portal and check under the Licenses tab. If a license record does not appear and users lack a PIN or State ID, they are advised to use the State ID and PIN Number Tool provided by the commission.

Brokers can also authorize delegates to assist with administrative functions within their accounts. A video guide explains how brokers can request a delegate. However, “delegates may assist with administrative tasks, but the broker remains responsible for all submissions made under their license,” according to information from the commission. To accept a delegate invitation, users should navigate to Account Management in their portal account.

The commission also allows brokers to designate delegated supervisors within the portal but clarifies that this does not transfer ultimate responsibility from the broker as required by law. Additional resources such as instructional videos are available for adding delegated supervisors.

For managing sponsored agents, brokers can download a spreadsheet of sponsored sales agents by following steps outlined in both written instructions and an accompanying video guide. Terminating sponsorships involves searching by agent license number; website updates reflecting these changes may take up to 48 hours after termination is processed.

Regarding Doing Business As (DBA) records, some profiles may be missing DBAs due to data conversion issues currently being addressed by TREC. Existing approved DBAs remain valid even if not displayed online. For new DBA submissions through the REALM Portal, review times will be longer than before since documentation must be reviewed prior to approval as required by law.
