The Texas Real Estate Commission (TREC) and the Texas Appraiser Licensing and Certification Board (TALCB) have launched the Real Estate and Appraiser License Management Portal, known as the REALM Portal. The new system went live on December 15, 2025, and has already seen nearly 26,000 accounts created.
TREC and TALCB are monitoring the portal’s performance as more license holders activate their accounts. They are also responding to user feedback and making ongoing improvements.
License holders who have an email address on file received activation instructions from no-reply@notices.trec.texas.gov starting at 8:30 a.m. CT on December 15. Those who did not receive an activation email can create an account directly through the portal.
Most users will find that their records link automatically if they register with the same email address used in TREC or TALCB’s system. If a license does not appear after login, users are advised to link it using either a PIN or State ID, with the PIN being the preferred method for direct connection to a specific license.
Those holding multiple licenses may receive several activation emails, each containing unique information for linking different records. To connect all licenses into one account, users must use each provided State ID or PIN number.
According to TREC and TALCB, “If you are still having trouble linking your records or you need to obtain your PIN and/or State ID, please contact the agency at realmportal@trec.texas.gov.”
Due to high demand during account activations, some users may experience slower system performance or additional steps when linking records. The agencies state these issues are temporary and teams are working on improvements.
Ongoing efforts include improving broker visibility of sponsored agents, enhancing sponsorship tools, monitoring peak traffic performance, and clarifying instructions based on feedback.
Education providers and business entities can now handle applications, renewals, and payments online via the REALM Portal. For registration requiring an Employer Identification Number (EIN), business users should add leading zeros if prompted for an 11-digit number instead of nine digits. Education providers will be assigned new course numbers for future course management.
Applicants who recently passed licensing exams will see their application status updated once exam results are processed in the portal; no further action is required while waiting for results.
TREC and TALCB staff remain available to help during this transition period. Phone support has been expanded to 300 lines but call volume remains high; callers may hear unusual signals due to heavy traffic but should try again later if needed. Support is available Monday through Friday from 7 a.m. to 6 p.m. CT with peak call times between 11 a.m. and 1 p.m.
