Super Studios USA announces $750 million film studio project in Mansfield

Super Studios USA announced on Apr. 16 that construction will begin in August on the first phase of a $750 million mixed-use development anchored by an AI-enabled movie studio in Mansfield. The initial phase, located at 561 Easy Drive, will include four new sound stages, production offices, and parking facilities with an estimated cost of $50 million. Completion is targeted for June 2027.

The project is significant as it aims to position North Texas as a growing hub for film production. The development is expected to create nearly 2,700 permanent jobs and about 4,400 construction jobs. It also incorporates workforce training elements such as a trade school for production assistants and distributed mini data centers within the studio facilities.

According to Super Studios USA CFO Richard Judson, the broader plan covers a five-year buildout over ten phases on a 75-acre site. The completed campus will feature eight sound stages, a hotel, approximately 800 luxury condos and townhomes, more than 430,000 square feet of retail space, parks, and water features. An office building with dedicated AI and post-production spaces is also planned.

Mansfield officials have supported the project by selling about 21.5 acres to developers for $1 in early 2025 and agreeing to reimburse infrastructure impact fees related to the first phase once occupied. Filmmaker Angel Gracia leads the initiative alongside Santa Clarita-based Creative Tank with partners Arco Construction from St. Louis, Gensler from San Francisco, and Dallas-based Lineage Legacy Partners.

The timing of this announcement coincides with increased investment in Texas’ film industry as other major studios take advantage of state incentives in nearby Fort Worth.
