Stratford Drive in Austin recorded the city’s highest-value home sales at the end of October, with two luxury properties off Stratford accounting for a combined $10 million in transactions, according to the Eklund Gomes team.
The first property, located at 2702 Valley Springs Road—a small drive branching from Stratford—was listed for $6.5 million. The three-bedroom, three-bathroom house was built in 1964 and sits on a 1.6-acre lot featuring 303 feet of waterfront access and a natural cave formation. The home offers an unobstructed view of the Austin skyline across the water. Kirk Lewis of Kuper Sotheby’s International Realty described it as a “remodel opportunity.” County records indicate that the property had remained within one family since its construction; Bassett Maguire inherited it from Marjorie Maguire in 2010 and sold it to Rachel Maguire earlier this year. The buyer has not been identified.
This property went under contract in just 16 days, which is notably faster than the average for Austin’s luxury market. According to Redfin, luxury homes in Austin typically spend about 90 days on the market, making it one of the slowest such markets nationally.
The second-highest sale was at 2505 Stratford Drive, approximately half a mile away from Valley Springs Road. This four-bedroom, four-bathroom home measures 5,000 square feet and was last listed at $4.25 million after an initial asking price of $5 million in June and a price reduction on October 12 reported by Zillow. Built in 2009 on half an acre, the contemporary glass-and-concrete structure also features views of downtown Austin. Dave van Heuven of van Heuven Properties co-listed the property with Deacon Shields of RA Residential.
Final sales prices for both homes have not been disclosed.
Other recent high-value residential transactions include Heyl Homes’ $3.5 million Barton Creek mansion topping local sales and reports indicating that some top residential properties may be selling at losses compared to previous years.
