Southeastern Company has begun construction on a $100 million apartment complex at 3300 Montrose Boulevard in Houston. The project, called Artis Montrose, will be a seven-story building with 300 units and is expected to open in late 2027.
The site was previously home to the “Disco Kroger” grocery store, which closed and was demolished in 2021. The new development aims to provide additional housing in the Montrose neighborhood, an area known for its history and recent growth in mixed-use and multifamily projects.
Construction on the project was delayed by about two years due to rising interest rates and market conditions in Houston. According to CoStar data, no new multifamily projects have started in the Montrose district this year, marking the first time since 2009 that this has occurred. This slowdown follows a surge in apartment construction during the pandemic, which led to flat rent growth. The average rent in Montrose has remained at $2,024 for three years.
Southeastern Company has not yet announced rental prices for Artis Montrose. The apartments will include options from studios to two-bedroom units, ranging from 550 to 1,600 square feet. Amenities will feature 14,000 square feet of interior common areas and a 20,000-square-foot outdoor courtyard with a pool, garden, event lawn, and fire pit.
The location was well known for the “Disco Kroger,” a store that operated 24 hours and was a popular gathering spot for late-night crowds and a hub for Houston’s Pride celebrations.
“Artis Montrose” is set to bring new residential options and amenities to the neighborhood as it redevelops a notable site in Houston’s history.
