Ritz-Carlton condo-hotel planned for Post Oak Boulevard aims for record-setting prices

Developers Deiso Moss and Cleary Interests have announced plans for a new 45-story Ritz-Carlton condo-hotel tower at 2120 Post Oak Boulevard in Houston. The project, called the Ritz-Carlton Residences, Houston, is scheduled to begin construction this summer with completion expected in 2029.

The building will feature a mix of a 156-room hotel and 112 condominiums. Condo prices are set to start at around $3 million and could exceed $30 million. According to the developers, several units have already been presold during two months of private marketing efforts, though they did not specify how many. Redeavor Group will lead a broader sales campaign and launch a website this week, but the condos will continue to be sold privately rather than through the Multiple Listing Service.

If top-end pricing is achieved, the development could set new records for residential sales in Houston. The current highest MLS-recorded home sale in the city is over $20 million for an estate in Memorial that sold in 2022.

This project marks the return of the Ritz-Carlton brand to Houston after its previous location lost branding in River Oaks during the late 1990s. Once completed, it will be the only Ritz-Carlton hotel within Houston’s city limits and one of three locations across Texas. Another Ritz-Carlton-branded residential development is underway in The Woodlands but does not include a hotel component.

Developers emphasized that having a branded residence is central to their strategy. They noted that “hotel-branded condos typically command a 20 percent to 30 percent premium over comparable units,” citing both brand recognition and access to hotel-style services as key factors.

The tower will stand about 605 feet tall, making it one of Galleria’s tallest buildings after Williams Tower. Architecture firms Pickard Chilton and Ziegler Cooper designed its Art Deco-inspired exterior with references to downtown’s historic Gulf Oil Building.

Inside amenities include approximately 35,000 square feet dedicated to restaurants, a ballroom measuring about 15,000 square feet, roughly 50,000 square feet of hotel amenities, and nearly 27,000 square feet for residential amenities. Outdoor spaces cover about 1.1 acres throughout the property.

Residential units range from approximately 2,360 square feet up to nearly 9,800 square feet with two- to four-bedroom layouts; each unit features its own private outdoor loggia.

This announcement comes amid an increase in high-end branded residential projects across Houston such as The Allen in Montrose, Birdsall tower near River Oaks, and St. Regis Residences near Memorial Park.
