Richardson retains telecom corridor anchor with $2M incentive package

Richardson has secured the continued presence of one of its major corporate tenants, 1Finity, with the support of city incentives. 1Finity, a subsidiary of Japanese IT firm Fujitsu, will move its North American headquarters to a 65,000-square-foot space in Galatyn Commons Office Park. The company has been based in Richardson since 2008 and will consolidate its Richardson and Dallas offices at the new location.

The city played an active role in retaining the company. Last year, Richardson’s City Council approved a $2.3 million retention and expansion grant as well as $130,000 in waived permit fees to ensure that 1Finity remained local after other cities attempted to attract the headquarters.

“Fujitsu has been in our community for nearly four decades now, so it was really meaningful as they evolved into 1Finity for us to keep them,” said City Manager Don Magner.

The lease is for twelve years at 2380 Performance Drive. 1Finity plans to invest at least $13 million in improvements for approximately 500 employees.

Galatyn Commons is a prominent office complex with four buildings totaling 800,000 square feet and amenities such as a food hall, amphitheater, and conference center. The park has attracted several large tenants recently: Halff moved its headquarters there last year with an incentive-backed lease; CBRE leased office space there in 2022; and Geico signed a major lease earlier this year.

Chief Revenue Officer Rod Naphan cited Richardson’s technology sector reputation as key to the decision: “the city’s tech pedigree made Richardson ‘the ideal setting’ for its HQ.”

The previous site at 2801 Telecom Parkway will be redeveloped by Dayton Street Partners into industrial space as part of a larger expansion project.

Other recent commercial activity in Richardson includes AT&T signing a large lease for call center expansion and Associa relocating its headquarters within the city.
