Preston Center redevelopment set to begin construction in March

After years of planning, redevelopment is set to begin at one of Dallas’ most prominent sites in Preston Center. Ramrock Real Estate, along with Lincoln Property Company, HKS, and Willow Bridge Property Management, plans to start construction in March 2026, with the project expected to be completed by 2028, according to the Dallas Morning News.

The site at 8300 Douglas Avenue and Luther Lane will be developed into a mixed-use complex. The plan includes a 12-story office tower with about 300,000 square feet of space and a 17-story residential building offering 147 luxury apartments. There will also be 24,000 square feet for retail and dining on the ground floor, as well as a rooftop park measuring 35,000 square feet intended to increase public activity in the area. Existing tenants such as CVS, Target, and John Reed Fitness will remain on the northern part of the block.

HKS is responsible for the architectural design. Michael Hsu Office of Architecture will handle interiors for the office portion while SJL Design manages residential interiors. OJB Landscape Architecture is designing outdoor spaces. Ramrock Real Estate owns and sponsors the project; Lincoln Property Company will oversee development, office leasing, and property management; Willow Bridge will manage apartment operations.

Mark Buskuhl from HKS said: “Preston Center is a Dallas landmark,” adding that his firm looks forward to helping reimagine it as “a dynamic public realm.”

Each office floor will cover around 29,000 square feet and include multiple balconies and penthouse terraces with landscaping. Planned amenities feature a health club, wine room, conference facilities, and catering kitchen—amenities described by Lincoln Property Company as suited for tenants seeking “Class AA” space similar to high-end hotels.

Hudson Dozier of Lincoln Property noted strong demand for space at 8300 Douglas: “This project sits at the epicenter of Dallas’s most affluent residential neighborhoods — Preston Hollow and the Park Cities,” he said. “For professional firms, having a new, vibrant workplace in this precise location is a competitive advantage that simply can’t be replicated elsewhere in the city.”
