Oxbow Development Group receives approval for Southtown Aldea mixed-use project near Hemisfair

Oxbow Development Group has received final approval from the city’s Historic and Design Review Commission to begin construction on a new mixed-use project in San Antonio’s Southtown neighborhood. The project, called “Southtown Aldea,” will be located across East César E. Chávez Boulevard from Hemisfair and marks Oxbow’s first major development outside the Pearl district.

The development will cover 4.7 acres at Lavaca and Matagorda streets. Plans include demolishing several small buildings to make way for 275 apartments, 40,000 square feet of retail and restaurant space, and a parking garage. The six-story buildings will be arranged around courtyards and pedestrian paths designed to reflect the area’s walkable character.

Oxbow is also planning to relocate the historic Muench-Pollock House, a late-19th-century home currently on the west side of Matagorda Street. The structure, built in the 1890s and previously owned by the San Antonio Independent School District, will be deconstructed and moved to the corner of Matagorda and Lavaca, pending further approval.

Construction on Southtown Aldea is expected to be completed in 2027 or 2028.

The project is part of a larger transformation in the area. City officials are moving forward with plans for a sports and entertainment district anchored by a new Spurs arena at the former Institute of Texan Cultures. The district would also include an expanded convention center, a renovated Alamodome, a second convention center hotel, and a pedestrian bridge connecting the dome to downtown.

Nearby, Zachry Hospitality is close to finishing the Monarch San Antonio hotel, a 17-story, 200-room property scheduled to open in March 2026. Other developments in the Hemisfair area, such as a mixed-use project now managed by GrayStreet Partners, have experienced delays, with retail and parking expected by 2027 and apartments by 2030.
