Oklahoma ranching family acquires two large horse farms near Fort Worth

A ranching family from Oklahoma has purchased 1,400 acres of farmland west of Fort Worth, Texas, including a luxury estate. The acquisition brings together two neighboring farms in Palo Pinto County under the Hat 6 brand, which is operated by the Greeman family near Tishomingo, Oklahoma. According to property records and listing sites, the purchase was finalized last month. While the final sale price has not been disclosed, listings indicated a combined asking price of approximately $28.5 million.

The Firewater Ranch is one of the two properties involved in the transaction. This 524-acre farm produces hay and features a 14-acre lake stocked with bass and bluegill. Icon Global listed Firewater Ranch for $8.5 million—about $16,000 per acre. Records identify Dallas investor Dean MacFarlan as the seller.

The larger property, known as K6, makes up most of the acreage and value in this deal. Broker Brett Grier of Hall and Hall listed it for just under $20 million or nearly $23,000 per acre. Real estate developer Chad Krippner had owned K6 for three years during which he added equestrian facilities, a pickleball court, and built a 5,200-square-foot timber frame home that includes a pool, gym, and outdoor kitchen.

“Most ranches like that, when they have that much improvements on them, they don’t come up for sale for 10 or 15 years,” said Grier.

Grier also noted that K6 produces between 400 and 500 bales of coastal Bermuda hay annually.

The land is located north of Mineral Wells and east of Highway 281—about an hour’s drive west from Fort Worth.

Walt and Joc Greeman acquired these properties through a 1031 exchange handled by PSI Exchange Holdings based in Midland, Texas. Public records show that Krippner and MacFarlan sold their respective tracts to PSI Exchange Holdings in July and October before PSI transferred ownership to the Greemans’ company. PSI specializes in facilitating such exchanges.

Meanwhile, Icon Global is now marketing the Greemans’ Oklahoma farm—a 1,567-acre property near Tishomingo—for $9.4 million.

Fort Worth’s reputation as a center for rodeo and horse sports contributes to higher values for land equipped with equestrian amenities in the region. Recently an 860-acre horse ranch near Weatherford sold after being listed at $43 million.
