Moody National Companies has started construction on Silo Springs, a 346-unit apartment complex in West Houston that will incorporate the historic Shadowdale grain elevators into a new mixed-use development. The project is located at 1235 Shadowdale Drive, just north of Interstate 10 and near Beltway 8.
The development represents the first phase of a master plan for the 17-acre site, which Moody describes as spanning the equivalent of five downtown blocks. Arch-Con Corporation is serving as general contractor for this initial stage.
Instead of demolishing the existing silos, Moody plans to integrate them into the design. Pedestrian walkways will be cut through the structures to connect future retail along Westview Drive with shops planned at the base of another multifamily building in a later phase, called Silo Villas. There are also plans for a water feature inside the silos, described by Moody as an “active art installation” at the center of the community.
Moody acquired the property in December 2022. In a press release, CEO Brett Moody said: “It’s like a lady-in-waiting who’s finally making her debut after decades sitting dormant.”
The first phase includes construction of Silo Springs and updates to the silos such as paint, lighting and signage. The five-story building will have one-, two- and three-bedroom units arranged around a six-story parking garage with space for vehicles.
Future phases may add up to 80,000 square feet of retail space along with more apartments and possibly office or boutique hotel components.
This adaptive reuse approach is notable in Houston where demolition is often favored over preservation. Recently, another set of rice silos was demolished in Spring Branch East to clear land for potential sale.
