MetroNational is preparing to redevelop Memorial City Mall, one of Houston’s busiest retail centers. According to early filings with the Texas Department of Licensing and Regulation, the project will involve demolishing about 216,000 square feet of interior space, moving a mall entrance, and creating a new ground-floor lobby with tenant areas. An additional 190,000 square feet outside the mall will also be demolished for an updated parking layout and other site changes.
The redevelopment is estimated to cost $8.8 million, with Gensler serving as architect. MetroNational confirmed that parts of the old Sears wing will be demolished but did not specify which sections would be affected. The main Sears store was torn down in 2020 after its closure in 2018. Construction documents refer to the project as “400 Gessner–North Site Phase 2,” suggesting work may take place near the Cinemark theater. Temporary tenants such as kiosks and pop-ups will be relocated before demolition begins.
Construction is set to start in May 2026. Improvements related to parking are expected to finish by January 2027, while the overall redevelopment should conclude by April of that year. MetroNational stated it will provide more details as plans progress.
This renovation is separate from MetroNational’s proposed “town square” development announced in 2022, which remains under review. The company has continued investing in the area through projects like Greenside—a mixed-use development across I-10 being built with Radom Capital—and its recent purchase of both CityCentre’s retail component and the former Marathon Oil tower nearby.
These efforts reflect ongoing reinvestment and growth in west Houston’s retail corridor.
