A Dallas consulting firm is seeking to enter the development market with a new luxury residential tower in one of the city’s sought-after neighborhoods.
Masterplan Consultants recently presented its proposal for a 23-story condominium building called “One Welborn” to the Oak Lawn Committee, according to the Dallas Business Journal. The project is being designed with Newport Beach-based Brandon Architects and would be located at 3618 Gillespie Street in Turtle Creek.
The committee, whose support is often viewed as an important step before developers pursue rezoning, voted in favor of Masterplan’s vision. If approved, One Welborn would bring 50 or fewer for-sale units to the area, including a two-story penthouse. Units are planned to range from 2,100 to 3,900 square feet, while the penthouse would offer 8,000 square feet with six bedrooms, a private pool and outdoor lounge.
The second floor of the proposed building would include amenities such as a club room spanning 2,600 square feet, a pool and spa area, and a fitness center measuring about 3,000 square feet. More than 10,000 square feet of outdoor space is also planned for residents.
Surrounding the development site are rental townhomes that reportedly lease for approximately $4,000 per month. The project would feature about 120 parking spaces distributed across three underground levels.
Masterplan CEO Dallas Cothrum told the outlet that “the property owner is ready to sell when the project advances,” describing One Welborn as “very luxurious” and noting it represents “a step up in sophistication for Turtle Creek.” Zoning approval remains necessary because the location is currently zoned for low-rise multifamily housing. Cothrum stated his team expects to file a zoning case later this month with hopes of presenting it to the City Plan Commission early next year.
If realized, One Welborn will join other upscale condo developments in Turtle Creek. Nearby projects include Rosewood Residences’ recently topped-out 17-story tower that has seen strong sales from both domestic and international buyers.
