Loews announces $500M convention hotel project replacing Sheraton near Globe Life Field

Loews Hotels has announced plans for a significant redevelopment project in Arlington’s entertainment district. The company will replace the Sheraton Arlington Hotel, located at 1300 Ballpark Way, with a new convention hotel called Americana by Loews Hotels. The current Sheraton, which was built in the late 1980s and has 311 rooms, will be demolished to make way for the new property.

The planned Americana by Loews Hotels will feature 507 rooms, including 39 suites. It is set to offer more than 83,000 square feet of meeting and event space and include a 10,000-square-foot event barn. Demolition of the Sheraton is scheduled for early June, with construction on the new hotel expected to begin later this summer. The opening is projected for late 2028 or early 2029.

Alex Tisch, president and CEO of Loews Hotels, told the Dallas Morning News that total investment in the project will exceed $500 million. Tisch said demand for hotel rooms and large meeting spaces in Arlington continues to grow as the city becomes more recognized as a hub for meetings and events rather than just sports tourism.

“We bought the Sheraton property thinking that there may be a greater opportunity in the future,” Tisch told the publication. He described it as one of “the last major development opportunities in the district.”

Once completed, about half of the site’s roughly 13 acres will be used for the hotel and an accompanying parking garage serving both guests and nearby venues. The remaining land does not yet have designated plans; however, Tisch noted that zoning and financing flexibility allows room for future projects.

The City of Arlington supports this redevelopment through a public-private partnership approved by its City Council in late 2023. According to reports, Arlington will contribute $40 million toward development costs and could provide over $57 million in grants across 25 years if performance benchmarks are met. Loews is responsible for initial funding.

The new Americana by Loews takes its name from an earlier landmark operated by Loews—the Americana Hotel in Bal Harbour, Florida—which opened in 1956.

This location is less than one mile from two other properties recently developed by Loews: The Arlington Hotel & Convention Center (opened early 2024) with 888 rooms between Globe Life Field and Choctaw Stadium; and Live! by Loews Hotel (opened in 2019), which cost $150 million to build with its own set of amenities.

With completion of all these developments, Loews’ footprint within Arlington’s entertainment area will approach nearly 1,700 rooms along with more than 374,000 square feet dedicated to meetings and events space.
