Proper Hospitality will enter the Dallas market through a partnership with Lincoln Property Company to develop a 34-story luxury hotel and residential tower in Uptown. The Dallas Proper Hotel & Residences will be located on a 4-acre site near Cedar Springs Road. The project will include a 200-room hotel, 80 residences, a 15,000-square-foot wellness center, and a private social club. Construction is scheduled to begin next year, with completion expected in 2029.

Lincoln Property Company, which is based in Dallas, acquired the property in March 2024 with plans for a large mixed-use development. While earlier concepts included a significant office component and possibly multiple towers, the hotel has become the primary focus of the project. The development will replace a midcentury retail strip previously owned by Greenway Investment Company.

Proper Hospitality, based in California, operates hotels in Austin, Santa Monica, San Francisco, and Downtown Los Angeles, as well as the Avalon boutique brand. The Dallas location will join a competitive luxury hotel market in Uptown, which already features The Mansion on Turtle Creek, the Ritz-Carlton, and The Crescent. Other hotels in the area are also undergoing changes, such as the Stoneleigh Hotel’s conversion to Marriott Bonvoy’s Autograph Collection.

Interior design for the Dallas Proper will be led by Kelly Wearstler, who has designed other Proper hotels. Skidmore, Owings & Merrill will be responsible for the building’s architecture. The wellness center will offer holistic therapies and performance-focused fitness and recovery facilities. The members-only Proper Club will feature a restaurant, bar, pool, lounge, and workspaces. Residences will be located on the upper floors and will include one- to four-bedroom homes as well as penthouses. Residents will have access to amenities such as a rooftop pool, dining terrace, and lounge.

Lincoln co-CEO Clay Duvall commented on the project: “This collaboration gives us a rare opportunity to shape a meaningful part of Uptown. Proper is the ideal partner for creating a landmark.”
