IBC Bank files plans for $164M JW Marriott hotel project in San Antonio

International Bank of Commerce filed plans on Apr. 24 for a $164 million JW Marriott hotel project in San Antonio. The proposed development, called JW Marriott San Antonio River Walk, is planned for 130 East Travis Street and would involve the adaptive reuse of one of two existing office towers into a 13-story, 301-room hotel.

The project comes as San Antonio’s hospitality sector faces challenges with high supply and low occupancy rates. According to the filing submitted to the Texas Department of Licensing and Regulation, construction is expected to begin in July and finish by April 2028. The plan also includes an additional tower, although further details about its height or specific use were not provided in the filing. Previous reports have described this new structure as a hotel amenity building with parking and a rooftop pool on adjacent vacant land.

The site is located at the intersection of East Travis and St. Mary’s Street beside the River Walk. IBC also acquired another parcel across Travis Street from a hospitality developer earlier this year for an undisclosed amount.

San Antonio’s hotel market has seen declining performance recently. In the last quarter of 2025, hotels sold about 2.5 million room nights—a drop of 220,000 compared to the previous year—which led to a seven percent decrease in total revenue down to approximately $342 million.

Occupancy rates continued their downward trend into early this year after peaking above sixty percent in 2022 following post-pandemic recovery; first-quarter figures now stand at about fifty-eight percent—the lowest since 2020.

Despite these trends, several major hospitality projects are underway or planned across San Antonio, including Zachry Hospitality’s Monarch Hotel at Hemisfair valued at $185 million.
