Hillwood plans major $140M warehouse expansion at AllianceTexas

More investment and construction are underway at Hillwood’s AllianceTexas development in Fort Worth, with plans for a significant warehouse expansion.

Hillwood, based in Dallas, has filed plans with the Texas Department of Licensing and Regulation for an estimated $140 million expansion of its Alliance Center North 4 warehouse at 15301 North Beach Street. The project involves adding about 371,160 square feet to the west side of the building. The filings indicate that the scope includes 55,000 square feet across two floors dedicated to office space—both open and private—as well as break rooms and conference areas. These additions represent more than half the size of the current warehouse.

Alliance Center North 4 was built in 2023 and has a main area of 614,640 square feet. According to the Denton Central Appraisal District, it was appraised at nearly $48 million last year. Construction on the new addition is scheduled to begin in mid-March and finish before December. GSR Andrade Architects is listed as the design firm for this project.

A spokesperson for AllianceTexas said Hillwood declined to provide comment on the project.

The building is part of AllianceTexas, a master-planned development covering 27,000 acres in north Fort Worth. Over its 35-year history, private developers have invested more than $14 billion into office, retail, and industrial spaces within AllianceTexas. Since 1990, it has generated over 66,000 jobs and an estimated $130 billion economic impact (https://www.bizjournals.com/dallas/news/2023/09/18/alliance-texas-economic-impact-study.html), according to reporting from the Dallas Business Journal.

The area’s access to air, rail, and highways continues to attract companies seeking logistics advantages. In recent years, Wistron InfoComm USA—a subsidiary of a Taiwanese manufacturer working with Nvidia—acquired two properties within AllianceTexas: a 324,600-square-foot building at 15200 Heritage Parkway from Trammell Crow Company for its primary site with a $580 million investment; and Westport 14 at 14601 Mobility Way from Hillwood for another $181 million investment (https://therealdeal.com/texas/dallas-ft-worth/2023/10/19/wistron-boosts-booming-alliancetexas-with-761m-supercomputer-plants/).

Satellite developments are also emerging near AllianceTexas to support its workforce with housing and entertainment options. Steve McKeever’s North City project—a $1 billion mixed-use development spanning over 148 acres—is under construction nearby and aims to become an “urban village” focused on pedestrian-friendly amenities.
