Supermarket chain H-E-B has received approval from the Dallas City Council to rezone a site for its first flagship grocery store in Dallas. The council’s decision, reported by the Dallas Business Journal, allows H-E-B to move forward with plans for a 127,000-square-foot store at the southeast corner of I-635 and Hillcrest Road. The property currently contains older office buildings and is located near the Dallas County Tax Office.
The rezoning vote followed concerns raised by some local residents about potential traffic increases and changes to their North Dallas neighborhood. Despite this opposition, city officials approved the zoning change.
“This is the first step in a long process, and we hope to share more details with our neighbors soon,” said Mabrie Jackson, H-E-B’s managing director of public affairs, after the vote. “We appreciate the thoughtful consideration from city officials, staff and community members throughout this process.”
H-E-B already operates several Joey V’s stores—its lower-priced format—within Dallas’ city limits. It also runs three Central Market locations in Dallas and additional stores in surrounding cities such as Frisco, Allen, Plano, Southlake, McKinney, and Fort Worth.
The company is privately owned by CEO Howard Butt III and Chairman Charles Butt. According to Forbes and the Business Journal, H-E-B generated $46.5 billion in revenue last year. The retailer has more than 440 stores across Texas and Mexico and continues expanding in the Dallas-Fort Worth area with new locations under construction in Forney, Murphy, and Bedford/Euless.
Earlier this year, H-E-B acquired nearly 20 acres in Sherman near a planned Texas Instruments chip facility. It also purchased 95 acres in Pilot Point on the edge of the Dallas metro area.
