H-E-B has acquired a 95-acre parcel of land in Pilot Point, Denton County, as part of its ongoing expansion in North Texas. The purchase was completed on August 27 and is located at the intersection of FM 1385 and Mustang roads, according to county deed records cited by the Dallas Morning News.
A spokesperson for H-E-B said the acquisition is part of a long-term real estate investment plan and that there are no immediate development plans for the site. Pilot Point, with a population of about 7,000, lies approximately 53 miles northwest of downtown Dallas.
This latest transaction continues H-E-B’s recent activity in northern parts of the Metroplex. The company has been acquiring land and opening stores across several cities in North Texas as part of a multibillion dollar strategy to compete with established grocery chains such as Kroger, Tom Thumb, and Walmart.
In June, H-E-B purchased 20 acres in Sherman at the northwest corner of FM 1417 and U.S. Route 75. This area is experiencing rapid growth due to its emergence as a hub for semiconductor chip manufacturing. The Sherman site sits within Sherman Crossroads, a master-planned development covering 130 acres led by Harkinson Development and Heritage Development Partners.
The grocer has also opened new locations in Melissa, Prosper, and Frisco while securing additional land in Fort Worth and Flower Mound. Central Market, H-E-B’s upscale grocery brand, is pursuing plans for a flagship store in Uptown Dallas.
The company’s moves align with broader trends among major residential developers responding to population growth in North Texas. Centurion American Development Group, headed by CEO Mehrdad Moayedi, plans nearly 500 acres of single-family residences near Lake Texoma and has acquired over 7,000 acres for projects spanning Celina, Gunter, Howe, Pilot Point, and Sherman.
A company spokesperson told the Dallas Morning News: “the purchase was part of a long-term real estate investment plan,” adding that “H-E-B has no immediate plans for the site.”
