Granite Properties listed the Factory Six03 office building in Dallas’ West End on Apr. 15, according to the company. The seven-story property, located at 603 Munger Avenue, is a century-old factory that has been redeveloped into modern offices.
The listing of Factory Six03 marks a significant moment for downtown Dallas real estate due to its historic value and recent investments. The building combines historic brick architecture with updated interiors after Granite invested more than $44 million in capital improvements since acquiring it in 2015.
Factory Six03 offers about 215,000 square feet of office space and is currently about 78 percent leased. Tenants include Sam’s Club, Blue Cross Blue Shield, and co-working operator The Common Desk. Cushman & Wakefield is handling the marketing of the property. For tax purposes, the Dallas Central Appraisal District recently valued it at $30 million.
Originally built in 1903 as part of the Brown Cracker & Candy Company complex—which once employed over a thousand workers—the building has served many roles over time including as a biscuit factory, furniture showroom, retail hub, and one of Dallas’ first festival marketplaces by the late 1980s.
Recent changes include communications firm 46 Labs signing a lease for former Sam’s Club Innovation Center space last year after Walmart closed its downtown tech hub as part of an office consolidation effort. Granite did not disclose reasons for selling Factory Six03.
