Freehold proposes 2,300 homes in Georgetown, next to its planned Central Texas development

Freehold Capital Management has proposed on Mar. 25 a new housing development that would add more than 2,300 homes in Georgetown, expanding its presence in Williamson County. The Boston-based developer presented early designs for Rock Bluff Ranch at a recent Georgetown City Council workshop.

The proposal comes just weeks after Freehold announced plans for another community called Yearwood, which is set to bring nearly 1,900 homes to the area. Together, the two projects could result in over 4,000 new homes across adjacent sites north of Austin.

Rock Bluff Ranch is planned near Rattlesnake Road and Ronald Reagan Boulevard and would include up to 2,375 homes with primarily 40-foot to 50-foot lot widths. The development will feature about 700 age-restricted units aimed at senior buyers attracted by the nearby Sun City Texas community. Freehold has adjusted its approach after earlier plans for more age-restricted housing at Yearwood faced opposition from city officials; that portion was reduced to no more than ten percent of the project.

Matt Matthews, regional president for Freehold Capital Management, said during the council meeting that “age-restricted housing allows the firm to target different homebuilders as well as capture a wider range of buyers.” He described both communities as complementary parts of a larger master plan with shared infrastructure and overlapping buyer pools.

Amenities such as lakes, parks, green corridors and trail systems are included in the plans to connect Rock Bluff Ranch and Yearwood into one network of open space. In addition, fifteen acres have been reserved at Rock Bluff Ranch for a future elementary school in anticipation of population growth. Both developments are expected to connect eventually to the Northlands Wastewater Treatment Plant but may use interim capacity from Sun City if necessary.

The dual-development strategy aims to offer diverse housing options while supporting continued growth in Georgetown.
