Cameron Castaldo, founder of One Mark Advisors, plans to begin construction this month on the first phase of Maverick Farms, a housing development outside Pilot Point, according to a March 9 filing with the Texas Department of Licensing and Regulation.

The project is significant for the area as it aims to add hundreds of new homes amid rapid population growth in and around Pilot Point. The first phase will include 539 single-family homes at an estimated cost of $20 million. Construction is expected to start in March and finish by January 2027. The filings are preliminary and subject to change.

Maverick Farms will eventually feature about 1,348 homes across more than 363 acres that Castaldo purchased last November between Mustang Road and Joe Allen Road. The development is located roughly nine miles southeast of central Pilot Point. Castaldo did not immediately respond to a request for comment.

Pilot Point currently has about 7,000 residents, but city officials expect that number to rise quickly as more housing projects are developed. City government estimates indicate there are approximately 20,000 new housing units planned or under construction in the area, most outside city limits. Utility service for Maverick Farms will come from nearby Mustang.

Other developers are also active near Pilot Point. Hillwood, led by Ross Perot Jr., recently reached a tax agreement with Denton County for Lantern, a subdivision set to include over 2,000 homes and other amenities on 617 acres. Centurion American is developing additional land nearby as well. In addition, H-E-B has acquired a 95-acre parcel two miles from Maverick Farms’ first phase—a move seen as signaling further growth in North Texas communities.
