Tim Hendricks, a key figure in Austin’s commercial real estate sector, will retire from Cousins Properties on March 1. Hendricks has led the Atlanta-based company’s local operations for years, overseeing major developments such as the Frost Bank Tower and significant office growth at The Domain.
Cousins Properties announced that Will Crawley, currently a principal at Endeavor Real Estate Group—known for developing much of The Domain—will succeed Hendricks as the firm’s top executive in Austin.
Hendricks said his decision to retire came during a safari in Tanzania last year. He explained that market conditions contributed to his timing: “The timing, he said, finally lined up. Austin’s office market is flat, not rising or falling sharply. Cousins currently has no projects under construction locally. And after decades in the business, Hendricks felt the hourglass narrowing.”
Under Hendricks’ leadership, Cousins now owns 5.6 million square feet of office space across Austin, with holdings focused downtown and at The Domain. According to the company’s 2025 annual report, its local vacancy rate stands at 5.2 percent—a notable difference from the citywide average of about 25 percent reported by CBRE for the fourth quarter.
Hendricks’ tenure included guiding projects like Frost Bank Tower—the tallest building in Austin when it opened and the first U.S. high-rise started after September 11 attacks—which he described as an effort to give Austin “something iconic.” Peers highlighted his reputation for reliability and strong negotiation skills.
JLL’s Austin co-lead Will Douglass commented on working with him: “When all that dust settles, he delivers.”
In addition to commercial buildings, Hendricks contributed expertise to Community First Village—a housing initiative for formerly homeless residents developed by Mobile Loaves & Fishes—which launched in 2015 and has expanded since then.
