CoStar Group signs lease for new office at Ross Tower in Dallas Arts District

CoStar Group signed a lease to relocate its Dallas office to Ross Tower, taking the entire 14th floor of the building at 500 North Akard Street, according to a filing with the Texas Department of Licensing and Regulation first reported by the Dallas Business Journal on Mar. 9.

The move is significant as it marks another major tenant for Ross Tower, a prominent skyscraper in downtown Dallas. CoStar Group, known for its real estate analytics services, plans to occupy about 20,400 square feet in the Arts District tower. Renovation work valued at approximately $1.1 million is scheduled to begin March 6 and is expected to be completed by mid-May. A company spokesperson said CoStar expects to move into the space this summer, likely in early June.

TDLR filings often provide an early look at planned office buildouts and tenant moves, though project details can change as plans are finalized. The relocation will shift CoStar’s Dallas office from its current location at 750 North Saint Paul Street—just about a block away—where it has been since 2017.

Ross Tower’s owners secured a $155 million loan extension in early 2024. The property was acquired in 2015 by Austin-based HPI Real Estate Services & Investments in partnership with Bandera Ventures and Second City Real Estate. Since then, $20 million has been invested into upgrades such as an expanded Starbucks coffee shop and a shared executive boardroom available to tenants. Other amenities include valet parking, a food hall, Dakota’s Steakhouse, and LEED Gold Certification.

HPI Real Estate Services & Investments also maintains offices in Dallas, Houston, and San Antonio and owns properties throughout the Metroplex.
