Construction begins on $160M student housing tower near Texas A&M

Construction has started on a $160 million student housing tower near Texas A&M University, as developers continue to invest in upscale accommodations close to major campuses despite a slowdown in enrollment growth.

Subtext, a developer based in St. Louis, is building Verve College Station at 311 Stasney Street, about one and a half blocks from the university. The 21-story building will include 1,193 beds across 392 units and more than 37,000 square feet of amenities. This positions it among the largest student housing projects with extensive amenities in the College Station area.

The project was registered with the Texas Department of Licensing and Regulation in May with an estimated cost of $160 million. The total size of the building is expected to be around 825,000 square feet.

Verve College Station reflects a trend toward higher-end student housing developments near Northgate. Other projects in the area include Rev Northgate, valued at $86 million, and Aspire A&M, which is currently under construction and will feature 873 units over 19 stories. These developments are targeting students who are willing to pay more for luxury features and proximity to campus.

Floor plans at Verve will range from studios to five-bedroom apartments. Units are planned to have hardwood-style flooring, quartz countertops, designer lighting and tile work, stainless steel appliances, and large wall-mounted TVs. The complex will also offer 930 parking spaces.

Indoor amenities totaling approximately 21,000 square feet will include a fitness center, yoga studio, sauna and meditation rooms, game lounge, as well as an indoor-outdoor bar and kitchen. Additional features include a lobby coffee shop and mini-market.

Hoar Construction’s Houston office is serving as general contractor for the project. ESG Architecture & Design from Minneapolis is leading architectural design while Quiddity from Houston handles civil engineering duties. Power Design and Kilgore Multifamily are responsible for mechanical, electrical and plumbing work; SK&A Structural Engineers oversees structural design.

The development is scheduled to open in summer 2028. It will join Subtext’s other local project—Ever College Station—a seven-story student housing development at 401 Stasney Street that is currently under construction with completion expected in 2027.

Texas A&M University reached record enrollment numbers last fall with over 72,000 students—a nearly 20 percent increase since 2016—but university officials plan to pause undergraduate enrollment growth for several years so infrastructure can catch up.
