Black Mountain Energy has acquired Chisholm 20 Commerce Park, a four-building warehouse complex located at 7650 Winbrook Drive in Fort Worth. The transaction closed last month, and while the sale price was not made public, deed records show that Black Mountain secured $94.5 million in financing from Affinius Capital Management to fund the purchase. CBRE’s Tom Burns and Hunter Hasbah were responsible for arranging the financing.
Chisholm 20 Commerce Park, developed by Jackson-Shaw Company in 2024, covers approximately 917,374 square feet on a 69-acre site. The business park is currently leased at about 82.6 percent occupancy. It is situated near Interstate 20, roughly ten miles southwest of Downtown Fort Worth and forty miles west of Downtown Dallas.
The Benbrook area of South Fort Worth, where Chisholm 20 is located, has seen increased connectivity since the opening of the Chisholm Trail Parkway in 2014. When Jackson-Shaw announced plans for Chisholm 20 in 2022, Miles Terry, vice president of development at Jackson-Shaw Company, said: “The $1.4 billion infrastructure project contributed to the growth of suburbs south of Fort Worth.”
In recent years, Dallas-Fort Worth has led the country in industrial leasing activity. In 2025 alone, it recorded nearly twenty-five million square feet of net absorption according to a fourth quarter report from JLL.
South Fort Worth accounts for about ninety million square feet—or nearly nine percent—of North Texas’ total industrial market based on data from CBRE’s recent report. At the end of last year, this submarket had a vacancy rate of just under eight percent—lower than Dallas-Fort Worth’s overall vacancy rate—and finished with over seven hundred seventy-five thousand square feet in net absorption and an active construction pipeline exceeding three point nine million square feet.
Projects underway include Carter Crossing by Holt Lunsford Commercial at 6901 Wichita Street and Ascendant Commercial’s Fort Worth I-35 Logistics Center at I-35 and Risinger Road.
