BI Group partners with Vita Group for Galleria-area townhomes in Houston

A Central Asian developer is entering the Houston market with a new townhome project near the Galleria area. BI Group, through its North American branch, has partnered with local company Vita Group to develop The Winford, a 26-unit for-sale townhome community at 5821 Winsome Lane.

This marks BI Group’s first development in Texas after launching two projects in Miami. CEO Olzhas Ayazbayev said Houston buyers are looking for “privacy, space and style” without sacrificing proximity, a gap he argues The Winford fills.

The homes will range from 2,800 to 3,400 square feet and are priced between $815,000 and $985,000. Each unit will feature European-inspired design elements such as open layouts, oversized windows, high ceilings and rooftop terraces. The floor plans include three to four bedrooms, attached two-car garages and elevator-ready construction. BI Group is marketing the project as suitable for multigenerational households, remote workers and those seeking indoor-outdoor living spaces. Completion is expected late next year.

BI Group is based in Asana, Kazakhstan’s capital city. Since 1995 it has completed over 400 residential developments totaling more than 100,000 units across eight countries. In the United States, its expansion began in Miami’s Brickell district where it is currently developing Parkside, an eight-story building with 187 units.

The Winford joins other recent projects in the Uptown/Galleria area. In northern Tanglewood, The Beverly—a seven-story condo building developed by GT Leach Constructors’ Gary Leach with Rama Companies—recently topped out and is expected to deliver early next year. This project features six full-floor units of about 4,400 square feet each.

Additionally on Post Oak Boulevard, Deiso Moss and Cleary Interests are moving forward with plans for Ritz-Carlton Houston—a 44-story hotel and condo tower that will be the city’s first Ritz-branded property. The tower will include 156 hotel rooms and 114 residences; Karla Dupre was recently named to lead sales alongside Redeavor Group.
