Bee Cave spec mansion leads Austin’s luxury contracts as market faces resale challenges

A newly built spec mansion in Bee Cave was the most expensive luxury home to go under contract in Austin last week, according to the Eklund Gomes Team. The six-bedroom, six-bathroom property at 16114 Cool Breeze Cove had a listing price of $3.5 million, or about $600 per square foot for its 5,700-square-foot size. The final sale price has not been disclosed.

The home was constructed and sold by Jim and Julie Lavender, who own Terra Builders, a local custom homebuilding company. Julie Lavender also served as the listing agent for the property. The house is located on a cul-de-sac on 2.6 acres near Little Barton Creek and comes with pre-approval for a 900-square-foot guest house. Features include a pool, an outdoor kitchen, and a secret room.

Another high-priced contract last week involved a recently built home at 4107 North Hills Drive in Northwest Hills. This five-bedroom, six-bathroom house spans 4,500 square feet and was listed at $3.46 million when it went under contract—about $770 per square foot. Moreland Properties agent Greg Walling said the sellers, Tamir and Marina Hardof, originally intended it as their “forever home.” The property includes Tesla Poweralls, solar panels, and a full smart-home system.

While the Bee Cave spec mansion maintained its original $3.5 million listing price, the resale home saw reductions from its initial September list price of $3.75 million before reaching its current contract price in October and November. This reflects ongoing challenges for luxury resale properties in Austin as some sellers adjust expectations following purchases during the pandemic housing boom.
