Sales and prices in the Austin-Round Rock-San Marcos residential market declined in 2025, according to a report from the Austin Board of Realtors. The data shows that while the wider metro area experienced slower sales and falling prices, the city of Austin itself saw more stability.
The report states that about 29,300 homes were sold in the metro area last year, representing a 3.2 percent decrease compared to 2024. The median sale price also dropped by 2.4 percent to $435,000. Total dollar volume fell by 2.6 percent to $16.9 billion.
Within Austin city limits, sales increased slightly by 0.5 percent with approximately 10,100 homes sold in 2025 compared to 10,000 in the previous year. The median home price at year-end was $570,000—just under one percent lower than in 2024—and total dollar volume rose by two percent to exceed $7.7 billion.
Inventory remains elevated both within Austin and its suburbs. Active home listings inside the city grew by 14 percent to reach over 56,700 properties last year. In Williamson County north of Austin, sales fell by 4.5 percent to about 10,000 closings; median prices there dropped nearly three percent to $417,000 and total volume decreased by more than six percent to $4.8 billion. Listings in Williamson County rose even faster than in Austin proper with a reported increase of twenty percent.
Luxury sales slowed significantly during the year as well; Redfin data showed that Austin’s luxury market had among the highest days on market nationally as of October.
December figures highlighted further discounts and declining inventory: pending sales dipped below two thousand for the first time all year according to Unlock MLS data; average days on market reached eighty-eight—one week longer than December of the prior year—and sellers received only ninety percent of their original asking price on average.
Despite broader trends indicating sluggishness across much of Central Texas real estate—with particularly high ratios of sellers to buyers—the city’s core market remained comparatively steady throughout last year.
