Aquila Commercial and PacVentures acquired the Campus at Arboretum, a five-building, 318,000-square-foot office complex near the Arboretum shopping center in Northwest Austin, according to an announcement on Apr. 3. The firms are taking over a property that is about two-thirds leased and plan to increase occupancy through renovations and targeted leasing.
The Travis Central Appraisal District most recently valued the property at $67.7 million. Aquila did not disclose the seller or sale price. Records show Starwood Capital Group and Vanderbilt Partners acquired the property in 2019, but it is unclear if they sold it before this transaction.
JLL’s Ryan Stevens represented the seller in this deal while Aquila Commercial and PacVentures were self-represented as buyers. Current tenants include engineering firms Kimley-Horn and Freese and Nichols, as well as Cox Automation.
Plans for the property include updates to common areas, new amenity spaces both indoors and outdoors, and spec suites designed for tenants seeking move-in-ready offices. This approach reflects a trend among landlords who focus on flexibility and hospitality-style features to attract tenants who want to avoid long buildouts or high upfront costs.
The Campus at Arboretum covers several addresses along Morado Circle and Jollyville Road near Highway 183, Loop 360, and MoPac Expressway—an area considered attractive due to its suburban accessibility paired with nearby urban retail options like those found at The Domain.
The surrounding corridor is expected to see significant changes with multiple properties planned for redevelopment or repositioning that could transform it into a denser mixed-use destination.
