The 360 Company announced on Apr. 17 that it is moving forward with Stonebrush, a master-planned housing development north of downtown Bastrop. The project will bring 817 homes to a 253-acre site between Smith Road and Sayers Road, with the first lots expected to be available about a year after approvals and initial home completions projected for 2028.

Stonebrush aims to serve middle-market buyers, offering homes on lots ranging from 40 to 50 feet wide and prices anticipated in the mid-$300,000s to mid-$400,000s. Kacee Jackson, president of The 360 Company, said the firm is negotiating with several homebuilders but has not yet finalized any lot sales. This approach allows flexibility in how the development proceeds.

Planned amenities include a community pool, bathhouse, trail system, and an on-site wastewater treatment facility designed to address infrastructure needs linked to Bastrop’s rapid growth. The project comes as part of broader residential expansion in Bastrop County. Nearby developments such as MA Partners’ SilverLeaf community and the Colony continue adding new homes as population growth and job opportunities increase.

Major employers are contributing to this trend by establishing operations in the area. Companies associated with Elon Musk are expanding throughout Bastrop County while Acutronic USA prepares for construction of a jet engine manufacturing plant east of Austin. Additionally, there has been an uptick in film studio projects locally.

Despite these developments, median home prices in Bastrop County dropped by over eight percent year-over-year this March—one of the largest declines within the Austin metropolitan area—and inventory now exceeds demand. Jackson said he believes that by the time Stonebrush offers shovel-ready lots supply will have tightened again due to lagging development relative to long-term demand.
